If you are an Australian resident and buying your home for the first time, you may be eligible for the first home owner grant of $ 7,000. This grant is paid regardless of your income or the value of your home, although you must intend to live in the home yourself within 12 months of transfer date (detailed conditions are available here)
This grant is administered by state revenue offices, however you can apply for the first home owner grant through many of the lenders when
you apply for a loan.

The state governments also provide home buyer with transfer duty concessions
to minimise the cost of buying a home. It is worthwhile to check if you qualify
for such concessions. For example in Queensland the concession applies to all
homes, not just your first home. First home buyers receive an additional duty
concession if the residential land is valued at $ 160,000 or less. Please
contact the relevant state office for detailed conditions.

When you enter into a mortgage over property, you are required to pay duty. There are three types of concessions on mortgage duty which may be available to you. Please contact the relevant state office for detailed conditions.
